Introduction

We aim to cater for the needs of all visitors in our home based four-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

2 Blackburne Terrace is a 5 storey Grade II Listed Georgian townhouse. The historical nature of the building restricts the modifications that can be made for accessibility. The house is unsuitable for wheelchair access.

We are located in the Georgian quarter of Liverpool, close to local transport services and amenities. There are regular buses from the train station. The bus stops are a 5 minute walk approximately from the house. Lime Street Station is the main station for the city. Taxis are available at the train station and the ride takes approximately 10 minutes. We have a website which provides more detailed information about our house and business. Pre-Arrival

Arrival & Car Parking Facilities

Blackburne Terrace is situated behind a row of Plain trees on Blackburne Place. If arriving by car, you can drive into the Terrace and park to the right of our entrance, (Number 2) in the event that our space is being used by another guest you may stop directly outside the house to drop off passengers and luggage. Secure off street parking is available at the rear of the building and we will be happy to park or accompany you to the parking area. There are 5 steps to the front door from the cobbled drive at the front of the house. There is a period iron railing to the right of the steps. We will be happy to assist guests with luggage.

Main Entrance & Reception

The front door has a threshold of 5 steps, risers 20cm, width 137cm. There is a door bell intercom to the right of the front door. Once you’ve booked in you will be given a small fob that is placed over the sensor on this unit which realises the door for entrance. The Vestibule is 1.24cm wide. There are double mahogany glazed doors 100cm wide with both open. These lead to the Main Hall. The floor in these two areas are chequered black and white marble. The First door on the right is the entrance to the Guest Reception Room.

Guest Reception Room:

The door to the room width is: 900cm
There is a small graduated threshold of: 5mm
There are two wing backed armchairs 41cm high, a large 3 seater sofa 44cm high, a two seater wing backed sofa 47cm high and a large square ottoman 36cm high.
Both alcoves are furnished with large bookcases. Right hand bookcase shelf heights: Lower: 80cm high, Middle: 120cm Top: 166cm.
Left hand bookcase shelf heights: Lower: 130cm, Middle: 160cm, Top:190cm.

Large wooden sliding doors lead to the dinning room there is a small brass rail on the floor which the doors run on: 10mm high

Dinning Room
Accessed as above from Reception /room or the Main Hall.
Second door on the right in the main hall is the entrance to the Dinning Room. The door width is: 900cm
There is a large Dinning Table that seat 8. 2950 long
The walking space around the table is: approx 94cm

First Flight of Stairs
From the Ground Floor to the First Half Landing:

There are 12 steps – risers 20cm, width 90cm – to the First Half Landing.
On this landing is a glazed door width is: 85cm
This opens directly to 6 steps risers – 20cm, width: 85cm with a rail on the left A Corridor width: 100cm narrowing down to 88cm leads to Bedroom 1.

Second Flight
From the First Half Landing to First Floor Landing
There are 6 steps, risers 20cm, width 90cm,to the Landing The hand rail is on the righthand side.

Third Flight
From the First Floor Landing to the Second Half Landing There are 11 steps, risers 20cm, width 90cm.
The handrail is on the righthand side.

On this landing there is a Glazed Door width is: 85cm
This opens directly on to 5 steps, risers 20cm, width 95cm. The handrail is on the left.
The Corridor width: 97cm leads to Bedroom 4.

All Rooms have En suites
Room 1 has an En suite in the bath room and a freestanding bath in the bedroom. Room 2 has an En suite bathroom with freestanding bath.
Room 3 has an En suite bathroom with freestanding bath
Room 4 has an En suite bathroom with freestanding bath.

Bedrooms

Bedroom 1:
The door to the room width is 79cm.
The King sized bed is 70cm high to the top of the mattress.
There is a sofa 43cm high, ottoman 44cm high, butlers tray on stand 69cm high, mahogany & wicker chair 72cm high cm high for the desk, a red satin chair 48cm high and a medieval style oak chair 45cm high. There is an antique compactum with two hanging areas and draws, it has a writing desk that folds down to the height of 98cm. The floor surface is carpeted. In the room there is a freestanding bath 64cm high with a single lever freestanding tap on a marble tiled area. There is a 12mm, the thickness of the tile where it meets the carpet.
The En Suite door is 68cm wide and opens outward. No wheel chair access is possible. The floor surface is marble. There is a shower cubical with a sliding door width 39cm. It has a 4mm threshold to step over to enter the cubical. The wall mounted washbasin is 93cm high with a single lever tap. The WC is wall mounted and 50cm high. The toilet roll holder is on the right.

Bedroom 2:
The door to the room width is 85cm.The king sized bed is 70cm high to the top of the mattress.There is are two arm chairs one 42cm high, and the other for the secretaire 48cm high. The ottoman in the room plus a long leather upholstered stool. An antique secretaire with an

opening desktop 73cm high. There is a twin compactum with double hanging space draws. The floor surface is carpeted.
The En Suite door is 82cm wide and opens outward. There is a freestanding bath 64cm high with a single lever freestanding tap. The washbasin is set on a timber wall hung plinth and is 98cm high. WC is wall mounted and is 49cm high with an inset opening to the left for the toilet roll. The floor surface is marble.

Bedroom 3:
The door to the room width is 90cm wide. King sized bed 70cm high to the top of the mattress. 3 seater French sofa 45cm high, Leather upholstered stool, large glass covered topped desk 80cm high, a mahogany consul table 87cm high that serves kettle coffee & tea etc. The floor is carpeted. The En Suite is open to the bedroom this has threshold of 15mm the carpet meets the meets marble floor. There is a freestanding bath 64cm high with single lever freestanding tap. The washbasin is inset in a marble surround and is 92cm high with a single lever tap. WC is wall mounted 47cm high. toilet roll holder is on the left.

Bedroom 4:
The door width is 77cm wide. On entering the room there is a corridor 125cm wide that leads into the room. The Kind-size bed is 70cm high to the top of the mattress. There is a three seater sofa at the end of the bed that is 44cm high to the top of the seat. An ottoman is placed in front of the sofa 37cm high. There is a Compactum with two hanging areas and a pull down writing desk that also allows for tea and coffee preparation as well. The hight of this surface opened is 76cm.
The floor is carpeted.
The EnSuite door is 77cm wide. There is a free standing bath 60cm high. with a single lever freestanding tap. The washbasin stands on a wooden plinth which is 93cm high with a single lever tap. The WC is wall hung 47cm high toilet role is placed in an inset opening in the wall to the left The floor is marble tiled.

Dining:
Meals are served in the guest rooms on a dining table with two chairs.The dining table and chairs can be moved at request.
2BBT has a communal dining room where breakfast is served between ? & ? am.
Menus can be provided in large print on request.

Laundry:
We can arrange for laundry to be sent out to our external laundry service on request.

Shops:
We have a large number of shops within easy reach of the house. Please let us know if you have forgotten to bring something such as toothpaste, toothbrush, shaver etc we maybe able to assist you.

Drink Making Facilities
There are tea and coffee making facilities in each room. We also provide a complimentary bottle of still mineral every day as well as a thermos of cold fresh milk changed every day.
There is also a small complimentary decanter of your favourite tipple should you have informed us prior to you visit of what that maybe.

Entertainment
All rooms have Smart Televisions and Sonos music/radio systems with access to Spotify We will advise you on how to operate this.

Additional Information
There is generally good mobile phone reception.

There is a telephone in each room that enables you to call us for service or information.Emergency services (999) can be made from this phone also. Other landline calls may be made from our extension on request.

We offer free Wired and Wireless connection. Individual passwords will be given to you on arrival. !In the event of emergency within building exit is by way of the front door unless other wise directed.

We will alert residents personally if evacuation is needed.
We are a no smoking building
We can accept small items of food/medication for storage in our fridge by arrangement. !Contact Information

Terms & Conditions

Cancellation policy: If you unfortunately need to cancel your booking, for bookings of one or two nights, we require 7 days notice of cancellation. We will of course try our hardest to re-let the room and if let, then this charge will be waived and you will be notified. In the circumstance that we are unable to re-let the room within the 7 days, we reserve the right to charge the card details you have provided without further consent from you being required.
